## 1. CONTRACT AND TITLE FLAGS
Questions to verify with your solicitor or conveyancer — title type, easements, caveats/encumbrances, planning overlays (heritage/flood/vegetation), the state vendor disclosure document, unapproved works / permit history, and unusual settlement terms.

## 2. BUILDING AND PEST FLAGS
Questions for your building and pest inspector — age and construction type, roof and asbestos-era materials, damp/moisture, termite and pest risk, structural movement, drainage, and the age of electrical/plumbing/hot water. Note anything visible in listing photos.

## 3. STRATA / BODY CORPORATE FLAGS (if applicable)
Questions for your solicitor/strata specialist — sinking fund surplus/deficit, pending special levies, defect claims or disputes, current levies, tribunal proceedings, insurance, bylaws/pets, and short-term-rental restrictions. Skip if not strata.

## 4. SUBURB AND ZONING FLAGS
Items to verify with council and the state authority — zoning and permissible uses, nearby rezoning or DAs, flood/overland-flow mapping, Bushfire Attack Level (BAL), contaminated land or industrial proximity, and proposed infrastructure.

## 5. FINANCIAL FLAGS
Items to verify with your mortgage broker — lender appetite for this property type/suburb/age, LVR or postcode restrictions, LMI at my LVR, known construction-defect history, and any APRA/lender restrictions on high-density buildings in this postcode.

## 6. RED FLAGS SUMMARY
A table of every flag, each rated: High (could stop the purchase or plausibly cost more than ~$10k to resolve — the dollar figure is a rough guide to verify), Medium (a professional must price or investigate it), or Low (a routine check expected to clear). Columns: Flag | Source | Severity | If confirmed (rough consequence — estimate, verify) | Verify with. For High flags, include a rough "if confirmed" consequence.

## 7. DUE DILIGENCE CHECKLIST
A pre-exchange checklist covering solicitor contract review, the state vendor disclosure document, building & pest, strata report (if applicable), finance (pre-approval or subject-to-finance clause), flood/fire overlays, lender appetite, and all red flags resolved or accepted.
