Why this matters
Most property investors analyse their portfolio one property at a time. Each property has its own spreadsheet, its own cash flow model, its own vacancy and rate assumptions. The individual property analysis all looks fine. The portfolio-level stress test is the analysis nobody runs.
The portfolio-level stress test matters because risks that are manageable at the individual property level can become existential at the portfolio level. One vacant property for 6 weeks is a cash flow inconvenience. Two vacant properties simultaneously while rates have risen 2% and one IO period has expired is a different problem entirely — particularly if the equity position doesn’t support refinancing.
