A free AI skill — my own, not a borrowed plugin — that pressure-tests one property from six angles at once, the way an institutional committee signs off a deal. A valuer, an analyst, a strategist, an inspector, a lender and an accountant each give their read, argue both sides, then the room lands one verdict: Investigate further, or Pass. Why this matters

Institutions never buy on one opinion. Retail buyers do.

A fund won't touch an asset until it's survived a room full of people paid to find the flaw — the valuer who thinks it's overpriced, the analyst who models the bad year, the lender who won't fund it. Retail buyers get one agent, one inspection and a gut feeling, then commit hundreds of thousands of dollars.

You can't hire that room. But you can run the deal past all six seats in a minute and see where they disagree — because the disagreement is the due diligence.

What you're building

Six expert reads, then one decision.

You give it a property — address, type, price and purpose are enough to start. Six committee members each return a short read: the valuer on value, the analyst on cash flow, the strategist on the suburb, the inspector on risk, the lender on finance, the accountant on tax. Then the room lands a verdict — Investigate or Pass — with the three biggest risks and the questions to take to your professionals. It biases conservative and never invents a number.

What you need
The Claude desktop app (claude.ai/download), Skills enabled, and one property. Only the address, type, price and purpose are required — supply more and the committee raises its confidence. Setup takes about five minutes, once.
Step 01 · Install the skill

Open Settings → Capabilities and turn on Skills.

Heads up: if you don't see Skills in Settings, your Claude plan doesn't include them yet — turn on the Code / Skills capability first.
Step 02 · Run it

Type the command. Introduce the deal.

Open a new chat, type the command below, and give it the property. Address, type, price and purpose are enough to begin — add rent, comps, your income or known issues and the committee will use them and raise its confidence. Leave something out and it tells you it's missing rather than guessing.

How to read it

Read the verdict last, not first. The value is in the six arguments — the verdict just summarises where they landed.

Look for where the seats disagree. When the valuer likes it but the analyst doesn't, that tension is exactly what to investigate.

Take "what's missing" seriously. An Investigate verdict on thin inputs isn't a maybe — it's a list of what to go and find.

Why six voices beat one opinion.

The point isn't a score — it's the friction. Give the committee a deal and you'll often see the valuer call the price fair while the analyst shows it bleeds cash at a buffered rate, the strategist flags oversupply the agent never raised, and the lender quietly doubts it services. No single tool surfaces all of that at once.

And it defaults to caution on purpose. Missing rent, no comps, unknown income — the verdict comes back Investigate further, not a confident yes. It would rather send you off with four questions than hand you a false green light on half the facts.

What it won't do
It never says "buy." It reaches Investigate or Pass, names the three risks that matter most, and hands you the questions for your valuer, broker, accountant and solicitor. The decision stays yours — this just makes sure it's an informed one.
Step 04 · Refine

Turn Investigate into a real answer.

Feed the "what's missing" list back in — add the comps, the real rent, your income — and re-run it to watch the confidence rise.

Ask any one member to go deeper: "give me the inspector's full red-flag checklist" or "stress the analyst's numbers at +3%."

Run it again after your building-and-pest and broker conversations, with their findings added — the verdict should firm up as the unknowns close.

The buy decision
It reaches Investigate or Pass to prepare you — never a recommendation to buy or invest. The commitment, and the responsibility, stay yours.
The certified numbers
The value is a range, not a valuation. The cash flow is an assumption, not guaranteed income. The finance read is indicative, not credit advice. Verify each with the right professional.
What it can't see
It works from what you give it. A main road, a body-corporate dispute, a flood overlay it wasn't told about won't appear — feed it the messy details a listing hides.
The final sign-off
Six AI seats prepare the conversation. Your real valuer, broker, accountant and solicitor still hold the actual votes.

This is the capstone: run a shortlisted property past all six seats and you walk into the decision knowing exactly where it's strong, where it's fragile, and what to verify before you commit. Most deals come back Investigate or Pass — and the rare one that survives six sceptics is the one worth taking to a broker with confidence.
