## 1. BUYER BRIEF SUMMARY
A one-page summary the agent can act on. Treat any budget, yield or return figure I gave as UNVERIFIED — to be evidenced by comparable sales and confirmed with my broker. If finance status is anything other than pre-approved, state clearly that the agent is NOT authorised to make or submit an offer until finance is confirmed in writing — search and shortlist only.

## 2. PROPERTY SEARCH CRITERIA
Must-have (non-negotiable), preferred-but-flexible, and automatic deal-breakers. Add the standard deal-breakers relevant to MY property type only — don't add apartment/strata flags to a house-only or land-only brief, or vice versa.

## 3. WHAT I NEED THE BUYER'S AGENT TO DO
Search & shortlist, due diligence (run comparable sales before any offer — comps are the evidence, not my stated numbers; review the contract or refer to my solicitor), and negotiation scope. Add profile-specific due diligence only where it matches (SMSF single-acquirable-asset and related-party rules; first-home-buyer scheme eligibility and price caps).

## 4. QUESTIONS TO ASK THE BUYER'S AGENT
Licence, whether they work exclusively for buyers, how they are paid and any vendor/developer referral fees, specialisation, references, throughput, and their process when a property fails due diligence.

## 5. RED FLAGS IN A BUYER'S AGENT
What to watch for — vendor/developer commissions, heavy off-the-plan push, unclear off-market access, not asking about finance before searching, recommending without comps, unclear licence status.
